Architectural and landscape changes
Homeowners are
permitted to make structural changes to unit exteriors and landscape enhancements to plant beds if approved in advance by
the HOA. Changes might include adding large scale planters or retaining walls, improving your deck or patio, adding
fences or playsets, adding new exterior lights, or replacing windows and doors. Please submit a ARB Request Form
to obtain prior approval for any architectural or grounds change.
Rules and policies
Western
Ridge has adopted a number of helpful rules and policies over the years to improve the quality of the community. In
addition to the rules and policies, each homeowner is bound by the HOA’s restrictive covenants and bylaws. You can find
most of these governing rules online at the our website under the section “Rules”.
Annual homeowners meeting
Each homeowner is entitled to participate in the annual homeowners meeting. The meeting is held each January at the
Clubhouse. Homeowners elect new directors, review the business operations from the prior year and conduct
other general business. Official notice as well as proxy information is provided by mail in advance of the meeting.
Western
Ridge management
Western Ridge is managed by a volunteer Board of Directors. The Board meets regularly
throughout the year. Western Ridge has a number of active committees: Pool, Clubhouse, Grounds and Architectural Review.
Trash Collection
There are many independent trash collection contractors. Please place your trash cans and recycling containers at
your driveway curbside no earlier than the day before pickup . If you are not at home during collection period, please
make arrangements with a neighbor to move or remove your trash and recycling containers. Use proper bags or containers to
contain trash, recyclables and yard waste so as to prevent the scattering of debris. Architectural Review Board rules
state that trash containers must be removed from curbside no later than 24 hours after pickup, and that containers must be
stored out of site from the street.
Pets
If you have a pet, make sure the pet is courteous to your fellow
neighbors by picking up pet waste from any common area or another homeowner’s property. Pets are prohibited from
running at large and the homeowner must keep the pet under control at all times using either a leash or fence.
